1. How long can I stay?
- Between 1 week and 11 months.
2. Do you have any other apartments?
- No, at this time, this is the only apartment we have available for rental in Montevideo.
3. How many people can stay at the apartment?
- Maximum 5 persons. The fifth person sleeps on a single fold out armchair / sofa bed in the study.
4. Can a sixth person stay at the apartment?
- No.
5. How much rent do I pay if I want to stay 10 days (9 nights)?
- 1 week's rent plus part thereof of the second week's rent. The first week is charged at the rate for a 1 week rental, and the 3 days of the second week are charged as a proportion of the difference between a 1 week and a full 2 week rental.
6. How much rent do I pay if I want to stay 2 months and nine days (eight nights)?
- 2 month's rent plus part thereof of the third month's rent. The days of the third month are charged at 1/30th of the monthly rate.
7. What if my rental period crosses over between high and low seasons?
- You would pay the rent proportionally as is applicable in those months.
8. If I stay longer than 3 months, can my rent rate be reduced?
- We can discuss a lower monthly rental rate for stays longer than 3 months.
9. Do I pay any other charges, and how much are they?
- Yes, your electricity consumption charges and cleaning charges. Electricity charges are billed to you at cost, and cover all household appliances, light fixtures, hot water, and airconditioning or heating in accordance with your consumption. At the end of your tenancy an assessment will be made of the required cleaning costs in accordance with the amount of time you have stayed in the apartment, the condition in which you leave the apartment, and the amount of cleaning required (ie. how clean you leave the apartment, how many people have stayed in the apartment, whether you wash the sheets and kitchenware, etc.). Cleaning charges will be added to your final account or deducted from the bond.
10. Must I provide references?
- Yes, you must provide references which we can check prior to accepting your booking deposit.
11. When & how do I pay the booking deposit?
- After we have received your completed application form and checked your references. You can pay by direct electronic deposit in US$ to our Uruguayan bank account or in cash in person if you are in Montevideo.
12. Do you accept credit cards or payment via Western Union?
- No, we accept only direct electronic or personal deposit into our bank account, or cash.
13. Can I sign the lease overseas?
- No, the lease is in Spanish language and must be signed in Montevideo, Uruguay, prior to your occupation of the apartment.
14. What if I arrive late and jet-lagged after long travel - do I still need to go through the lease signing and inventory procedure first?
- No, we will accept that you can stay overnight the first night then the next morning we will complete the lease signing and inventory procedures.
15. Can someone meet me at the airport or ferry or send a limousine?
- Yes, we can organise, at additional charge, a "remise" service to meet you and take you from Montevideo's International Airport or the Montevideo Buquebus ferry terminal to the apartment in Montevideo.
16. When do I pay the security bond, and when do I get it back?
- You pay the security bond at the time of the signing of the lease and incoming inventory check. It is refunded to you, subject to wear, tear, damage & breakages, when you vacate the apartment following the outgoing inventory and apartment condition check.
17. Does the apartment have internet?
- Yes, the apartment has an unlimited 512/128 Kbps ADSL internet connection with wireless & hardwired network router.
18. Does the apartment have a telephone?
- No, but you can very easily purchase an inexpensive prepaid cellular phone or SIM card for your own cell phone from one of the major national carriers, and/or an Antel Telecard for use for local calls from your computer over the apartment's ADSL Internet connection.
19. Does the apartment have airconditioning?
- Yes, the apartment has four individually controlled airconditioning and heating units located in each of the living room, master bedroom, second bedroom and study/third bedroom.
20. Is a maid or cleaning service included?
- No, maid and cleaning services during the term of your occupancy are available for an additional charge. At the end of your tenancy an assessment will also be made of the required cleaning costs in accordance with the amount of time you have stayed in the apartment, the condition in which you leave the apartment, and the amount of cleaning required (ie. how clean you leave the apartment, how many people have stayed in the apartment, whether you wash the sheets and kitchenware, etc.). Cleaning charges will be added to your final account or deducted from the bond.
21. Does the building have security?
- Yes, the building has doormen on duty most days of the week and most hours of the day, and there is a voice intercom from the front entry door of the building to the apartment.
22. Does the apartment have a garage?
- No, however there is ample parking on the street on calle Francisco Vidal and around Plaza Gomensoro, and there is a user-pays parking structure a minute's walk away on Juan Maria Perez near La Rambla.
23. When do I get access to the "Tenant Services" page of the website?
- After you have paid the Booking Deposit we will email to you your password for this page.
